The rules behind the listing.

Aqaryo is operated by Chewy Bytes Limited. By using the service, you agree to these terms and the policies linked from them. If you use Aqaryo for a business, agency or property owner, you confirm that you can bind that person or organisation.

You must be at least 18 to create an account, submit property or contact a professional through Aqaryo.

Aqaryo provides property discovery, comparison, editorial information and listing tools. Unless a page expressly says otherwise, Aqaryo does not own, sell, let, manage, value, inspect or finance the property shown and does not act as an estate agent or transaction adviser.

A listing is information supplied by an owner, agent, agency, developer or authorised feed. It is not a binding offer, valuation, finance approval or guarantee that the property remains available.

Pages marked Demonstration data contain illustrative listings, people and prices created to test and explain the product. They are not real property advertisements, offers or available homes, and no advertising permit is claimed for them.

Do not contact, visit or make a financial decision based on demonstration information.

You are responsible for activity under your account and for keeping access to your Google or Apple sign-in secure. Give accurate, current information and tell us promptly if you suspect unauthorised access.

Signing in as a buyer does not make someone a licensed agent. Professional capabilities are enabled only after Aqaryo links the account to the relevant professional record.

Anyone supplying a listing must be authorised to do so and must comply with the licensing, advertising, permit and disclosure rules of the property’s market. Owners cannot publish directly where a licensed broker or advertising permit is required; an owner submission remains private until the proper professional and regulatory steps are complete.

A permit marked supplied or unchecked has not been verified by Aqaryo. Only an explicit checked state means Aqaryo recorded a check against the named source on the stated date. A check can become stale and is not a guarantee of the wider transaction.

• Describe the property, price, availability, authority and material conditions accurately.
• Keep live information current and withdraw a listing that is sold, let, unavailable or no longer authorised.
• Do not copy listings from another portal or submit a listing, permit number or professional identity you are not entitled to use.

An owner request lets Aqaryo review property details and, when requested, look for an appropriate professional connection. It does not publish an advert, appoint Aqaryo as an agent, guarantee acceptance or create a valuation or sales instruction.

Do not upload title deeds, identity documents, powers of attorney, access codes or private correspondence as public listing media. Aqaryo will explain a separate secure process if such evidence is needed later.

You keep ownership of content you submit. You confirm that it is accurate, lawful and does not infringe privacy, copyright or other rights, and that identifiable people shown have agreed to the intended use.

You grant Chewy Bytes Limited and its service providers a worldwide, non-exclusive, royalty-free licence to host, copy, store, reproduce, display, resize, crop, compress and transcode that content for operating and promoting the Aqaryo listing. The licence also covers creating clearly labelled derived viewing media, such as a reconstructed walk-through, from supplied listing images or video. It lasts for the period needed to operate the listing, backups, audit records and legal claims.

Phone, email, WhatsApp, map, sign-in and other external links hand you to a third-party service. Your use of that service is governed by its own terms and privacy information. Aqaryo is not responsible for the availability, security or conduct of an external service or property professional.

Keep financial and identity information out of initial messages. Independently confirm who you are dealing with before sending money or documents.

Confirm availability, ownership, authority, condition, dimensions, service charges, fees, exchange rates, finance, project milestones and contractual terms with the relevant professional, authority or qualified adviser. Asking prices are not transaction prices, converted currencies are indicative and maps may be approximate.

Guides and calculations are general information as at their stated date. They are not legal, tax, mortgage, valuation or investment advice.

Use Aqaryo lawfully and in a way that does not harm people, property, systems or the integrity of the marketplace.

• Do not scrape, bulk extract, reverse engineer or republish Aqaryo content except where law expressly permits it.
• Do not upload malware, unlawful or discriminatory material, confidential documents, fabricated reviews, false credentials or misleading property information.
• Do not attempt to bypass access controls, interfere with the service, impersonate another person or use contact details for spam or unrelated marketing.

Aqaryo may review, reject, suspend, expire, withdraw or remove an account, submission or listing that appears unlawful, misleading, stale, unauthorised, unsafe or insufficiently permitted. We may change or discontinue features and cannot promise uninterrupted or error-free availability.

Founding access is currently offered without a subscription charge. Aqaryo will present separate pricing and terms before introducing a paid plan or taking payment; there is no automatic paid renewal from the current pilot.

Nothing in these terms excludes liability that cannot lawfully be excluded, including mandatory consumer rights. Subject to that, Aqaryo is not responsible for a property decision, third-party act, missed opportunity or indirect loss caused by relying on information that should have been independently confirmed.

These terms are governed by the laws of England and Wales. The courts of England and Wales have non-exclusive jurisdiction, without removing any mandatory right or remedy you have under the law that applies where you live or where the property is located.

We may update these terms as Aqaryo changes. The date at the top identifies the current version. Material changes will be communicated in an appropriate way before they apply where required.
