Your data, explained plainly.

We use personal information to run the service you ask for, protect it and improve it. We do not sell personal information or use it for automated decisions with legal or similarly significant effects.

This notice describes the information Aqaryo handles, why we need it, where it goes and the choices available to you. Public property search does not require an account.

Who is responsible

Chewy Bytes Limited operates Aqaryo and is responsible for the personal information covered by this notice. The notice applies when you browse Aqaryo, sign in, save property, create a search or alert, submit a property, upload listing media or contact us.

Aqaryo serves people and property professionals across Gulf markets. The privacy rights and rules that apply to you can therefore depend on where you live or are located.

Information we collect

We collect information you give us, information generated when you use Aqaryo and limited information supplied by services you choose to connect. Fields marked required are needed to complete that request; optional fields can be left blank.

  • Account information: name, email address, profile image, sign-in provider identifier and the session information needed to keep the account secure. Google or Apple supplies this when you choose that provider; Aqaryo does not receive your provider password.
  • Saved activity: saved listing identifiers and notes, saved-search names, queries, filters, alert frequency and the email address attached to an alert.
  • Owner submissions: contact details, your relationship to the property, address, description, price and property characteristics, preferred timing and whether you want help from an agent. Aqaryo does not currently ask owners to upload identity, title deed or power-of-attorney documents.
  • Professional listing content: property facts, address, price, permit details, agent and agency information, photos, floor plans, room labels, credits and walk-through video.
  • Location searches and confirmation: text typed into a location or address field is sent to Mapbox to return suggestions. Suggestions shown while you type are temporary. When you choose a suggestion that will be retained in a search URL or submission, Aqaryo requests a permanent confirmation. A public search keeps the confirmed label, not its coordinates; an owner or professional submission may store the confirmed latitude and longitude with its draft or listing.
  • Technical information: requested pages, browser and device details, approximate location derived from network information, referrer, diagnostics, security events and aggregated usage measurements.
  • Preferences stored on your device: language, selected market, display currency and a short-lived cache of exchange rates.

How and why we use it

For account creation, saved activity and owner submissions, we process the information needed to provide the feature you request. Under UK data protection law, the basis is performance of a contract or steps taken at your request before a contract. Where local law uses a different basis, we identify and document it before enabling that feature in the market.

We rely on legitimate interests for account security, abuse prevention, fault diagnosis, aggregated service measurement and property-information accuracy after balancing those interests against your rights. We use consent for an optional use where the applicable law requires it, and process regulatory records or disclosures where a legal obligation requires us to do so.

  • Requested service — contract or pre-contract steps: create accounts, keep shortlists and saved searches, store requested alert settings, receive property submissions, and host authorised listing media.
  • Requested connection — contract steps or consent where required: share an owner’s details with a professional only after the owner asks Aqaryo to make that connection.
  • Service integrity — legitimate interests: secure accounts, prevent abuse, diagnose faults, measure aggregate use, keep property information accurate and display the stated permit status.
  • Optional technology — consent where required: enable a non-essential analytics, personalisation or marketing technology only after obtaining the choice required by the applicable law. Aqaryo does not currently send unrelated marketing from property-alert requests.
  • Compliance — legal obligation or legitimate interests in legal claims: retain required permit and audit records, respond to lawful requests, resolve disputes and enforce Aqaryo’s terms.

A property-alert request is not permission for unrelated marketing. Alert delivery is not currently active; saved alert settings remain private until that service launches.

Information made public

A live listing is an advertisement. Its property description, advertised location or map pin, price, permit state, agent or agency contact details and supplied listing media can be visible to anyone and indexed by search engines. An owner submission’s exact address and confirmed coordinates remain private and are not copied automatically into a public listing; a public pin may instead show an approximate community location. Draft owner contact and property details, account data, saved items and saved searches are not displayed or indexed. Owner photos and floor plans are stored at unlisted URLs on Aqaryo’s public media host because they are intended for a future advert; anyone who obtains a URL may be able to open it.

Do not include identity documents, ownership records, private correspondence, access codes or other confidential information in public listing text, photos, floor plans or video.

Service providers, sharing and international transfers

We use suppliers to provide hosting, database, storage, video processing, sign-in, mapping, geocoding, analytics and error monitoring. Current suppliers include Vercel, Neon, Cloudflare, Mux, Google, Apple, Mapbox, PostHog and Sentry. Mapbox receives location or address text, language and supported-country filters needed to return and confirm suggestions. These suppliers process information for the service they provide under their own terms and our arrangements with them.

Chewy Bytes Limited is based in the United Kingdom, Aqaryo serves Gulf markets, and some suppliers process information in the United States, European Union and other countries. Where UK law restricts a transfer, we use an applicable adequacy regulation or an appropriate safeguard stated in the supplier arrangement, such as the UK International Data Transfer Agreement or UK Addendum to the EU Standard Contractual Clauses, together with technical controls such as encryption. Gulf transfer, localisation and approval rules are assessed separately for each feature, and a feature may be restricted until its required measure is in place. Ask us for the mechanism relevant to your information.

  • An Aqaryo reviewer may access a submission to check it and respond.
  • An owner’s details are shared with an agent only when the owner asks for that connection and the sharing is permitted.
  • We may disclose information when required by law, to protect people or the service, or as part of a business reorganisation with appropriate safeguards.
  • We do not sell personal information.

How long we keep information

We keep personal information only for as long as it is needed for the purpose described above, an active account or requested feature, security and dispute records, and legal or regulatory obligations. The period depends on the record and the market concerned.

We remove or anonymise information when it is no longer needed. Removing a listing from the interface does not necessarily erase backup, audit or orphaned media immediately. Contact us if you want us to assess deletion of your account or submission; there is not yet a self-service account-deletion control.

Your choices and rights

Depending on your location and our reason for processing, you may have rights to obtain a copy, correct inaccurate information, request deletion or restriction, receive portable data, object to certain uses, or withdraw consent. Withdrawing consent does not make earlier lawful processing unlawful.

Send a request from the email connected to your account where possible. We may ask for enough information to confirm identity and scope. You can complain to the UK Information Commissioner’s Office, the Saudi Data and Artificial Intelligence Authority where applicable, or the relevant regulator where you live.

You have the right to object to processing based on legitimate interests and to direct marketing. Aqaryo does not currently send unrelated marketing from property-alert requests.

Security

We use access controls, authenticated sessions, constrained upload paths, encryption provided by our infrastructure and operational monitoring to reduce risk. No online service can promise absolute security. Tell us promptly if you believe an account or submission has been exposed.

Listing photos and walk-throughs use public media delivery. Sensitive ownership and identity documents require a separate private workflow and must not be uploaded as listing media, even while an owner submission is still a draft.

Children and automated decisions

Aqaryo is intended for people aged 18 or over and we do not knowingly ask children to create accounts or submit property. Contact us if you believe a child has provided personal information.

Aqaryo does not use personal information to make solely automated decisions that produce legal or similarly significant effects. Search ranking, filters and recommendations help organise property information; they do not decide whether someone can buy, rent or obtain finance.

Changes and contact

We update this notice when the service, suppliers or legal requirements change. The date at the top shows the current version. If a change materially affects how we use existing information, we will provide an appropriate notice before the change takes effect.
